Public Liability, Construction works insurance, workcover. Each residential project is also covered by QBCC Home Warranty Insurance.

How much deposit do I need?

Generally, if the cost of your building work is $20,000 or more, the maximum deposit allowed is 5% of the total contract price (including labour, materials and GST). If the contract price is between $3,300 and $19,999, the maximum deposit is 10%.

An exception applies where more than 50% of the value of the work is to be performed offsite (e.g. for kitchen renovations where the modules are custom made in a factory), in which case the contractor is permitted to take up to 20% deposit.

Do you have a quality control policy?

If it’s worth doing, it’s worth doing well. Each project has a qualified onsite foreman who answers in turn to a site supervisor who also performs regular quality assessments.

Are you compliant with all occupational, health and safety requirements, and what systems do you have in place to be compliant with OHS?

Yes, we have a tailor-made OHS Manual written professionally for Macwest Construction. We also have forms and procedures specific to each project.

May I get a list of references from previous homes you have completed?

Yes, we can supply you with references upon request

How long is the construction process?

Construction timeframes also vary depending on the complexity of the project. For example, a single story home can be completed in less time than a home that is more than two storeys or a home that is to be constructed on a sloping block.

How long does it take to receive building approval?

Standard building approvals can vary from four days to four weeks, depending on the local authority, and the complexity of the application.

Does MacWest Construction provide a fixed-price building contract?

Yes. We endeavour to minimise provisional sums where possible. However, sometimes provisional sums are necessary, such as excavation.

How and when do variations to the contract price occur?

Variations may be requested by the client if for example, the client wishes to change one of their selections after the contract has been signed. The process for variations is outlined in the HIA Residential Building Contract. While rare, in extraordinary circumstances variations may also be needed to accommodate an unforeseeable issue with a block of land. Whilst every effort is made to minimise any unforeseeable variations, at times a variation may be unavoidable, especially with major renovations..

Will MacWest Construction quote my existing plans?

We are happy to provide a professional, accurate estimate of construction costs for designs by others for a fee ranging from $1,500.00 to $3,300.00, depending on the size of the home and complexity of the project. When obtaining quotes from a number of builders, it is important to carefully review the inclusions in each quote and to ensure you are comparing ‘apples with apples’ so to speak. If you are very price governed, please be aware that some quotes may not include everything that is required to construct your home to your specifications as the quality of materials and workmanship can vary greatly between builders.
